Basic Survey - The cheapest option. This provides a quick check of site boundaries, buildings on site and general spot levels. Survey control is arbitrary. No other detail shown. This is often all that is required for some sites, to check overall site size and that the architects scheme fits.
Site Survey - A more comprehensive survey of the site limited to within the site boundaries. A site survey includes all detail covered in a basic survey, however the survey control is accurately related to Ordnance Survey National Grid and OS Level datum using GPS. Adjoining roads are shown to the nearside kerb line only. Additionally, trees on site are included with girth, spread, height and type scheduled. Manhole covers, with levels and other service covers and street furniture are shown. Changes in surface type are surveyed and spot levels are shown at 10m centres (closer where the terrain dictates).
Site Survey Plus - All the detail included in the "Site Survey" above with the additional inclusion of significant and relevant surrounding detail adjacent to the site, ie. surrounding buildings with heights of ridge and eaves, and any overlooking windows. Significant trees nearby that might effect proposed foundations. Drainage covers would be lifted and pipe invert levels, pipe sizes and connections recorded where possible.
Full Specification - This includes everything in "Site Survey Plus", with adjacent roads extended to include highway to the opposite kerb line. Sight lines to 90m in each direction along roads, showing potential obstructions. Additional level information - spot levels increased to 5m centres. The level information is digitally modelled in 3D and contours produced to further enhance visually the site topography. Ordnance Survey digital mapping of the surrounding area is purchased and added to provide context for the site.
Boundary Check Survey - Boundaries, buildings and levels - ideal for checking site details against official Title Deed / Conveyance plans. Deed plans can be digitally scanned and overlayed to highlight discrepancies. Boundary surveys are related to Ordnance Survey National Grid using GPS to enable compatibility with OS digital mapping.
